Superbonus, Seismic Bonus, Ecobonus and Façade Bonus. In addition to the Renovation Bonus, Green Bonus, Furniture Bonus and numerous other tax breaks and incentives that have, in recent years, contributed to improving and enhancing the building stock in our cities.
It has been proven that renovation work can significantly increase the value of a property, as well as its living comfort and improve its appearance. Despite tax breaks like the Superbonus, Ecobonus and Façade Bonus having contributed to the construction industry’s recovery, stimulated by the renovation market, not all the tax incentives for housing have been confirmed for the coming years and some changes have been made compared to previous conditions. Let’s take a look at what’s changed, what expires and what stays the same.
Deferment of the 2023 Renovation Bonus: what’s new this year
The tax breaks and deferment of the 2023 Renovation Bonus have been set out in the fourth Aid Decree, effectively approving the incentives that, in the coming years, will allow you to carry out significant renovation work on your home. Here are the details of what’s new.
- 2023 Renovation Bonus: the renovation bonus with relative options for future receivables and an invoice discount, was confirmed until the end of 31 December 2024. The 2023 Renovation Bonus gives you access to a 50% discount on the costs incurred to carry out extraordinary maintenance work, restoration and preservation, and construction renovation. Ordinary maintenance work is also included as well as energy efficiency improvements in communal parts of buildings (such as the installation of solar panels). The maximum amount deductible remains €96,000 for 2023.
- 2023 Ecobonus: set aside to upgrade energy efficiency in residential buildings and those designated for commercial use. The 2023 Ecobonus has also been deferred until 31 December 2024. Once again, in this case, the deduction can be split into ten annual instalments or you can opt for future receivables or an immediate invoice discount. The deduction to improve energy efficiency is 65% for the opaque structures of building cladding, overall upgrading work on existing buildings (such as re-roofing), the installation of solar panels, replacing heating systems with class-A condensation boilers and advanced thermal-regulation systems and replacing traditional water heaters with heat pumps. The 2023 Ecobonus also includes a 50% deduction to replace windows, doors and shutters, but also the replacement of winter heating systems with class-A condensation boilers.
- 2023 Superbonus: The Superbonus has also been confirmed with different procedures. The 110% Superbonus is valid throughout the whole of 2023 for those who met the deadlines. The percentage deducted may drop to 90% under certain circumstances, both for detached houses and for apartment blocks, and there is a cap of €15,000 linked to the overall family income that cannot be surpassed. Those requesting the Superbonus also need to own the property and can only make the request for their principal home. The requirement to move up two energy classes following renovation work remains unvaried.
- 2023 Seismic Bonus, Furniture Bonus and Green Bonus: all confirmed until 31 December 2024. The Seismic Bonus includes a variable subsidy of between 50% and 85% for seismic improvement work on buildings, depending on the improved level of seismic risk and the kind of building. The Furniture Bonus and Green Bonus include a maximum expenditure cap of 5,000 Euro for cladding work and furnishings for the internal and external areas of a home.
- 2023 Façade Bonus: one of the most popular incentives in recent years, thanks to the absence of expenditure restrictions and the very high amount deducted, was not renewed. It is, however, possible to benefit from subsidies for use on façades this year by using the 2023 Superbonus instead of the 2023 Façade Bonus, as well as the 50% in the 2023 Renovation Bonus.
2023 Façade Bonus and Superbonus: why choose a ventilated façade?
Although the 2023 Façade Bonus is no longer accessible as of the start of this new year, the costs incurred to re-clad a façade can be reduced thanks to the deferment of the 2023 Renovation Bonus and the 2023 Superbonus.
